The IDX trap
Most brokerage sites are thousands of IDX listing pages carrying the same data as every other IDX site in town: near-duplicate content that spends your crawl budget earning nothing. Those pages exist for visitors, not for Google, so they should be technically contained (canonicals, sensible indexing rules) while the pages that can actually rank get the attention.
What actually ranks for a brokerage
Neighborhood pages a portal cannot fake: what living there is like, schools, commute reality, market character, with an agent's actual voice and real local photos. These win "best neighborhoods in X" and "living in X" queries, the research phase before the portal phase, which is exactly when a buyer picks a human to work with.
The agent is the entity
Buyers search agent names after referrals and ask AI engines "best realtor in X". Both are entity games: consistent profiles, reviews, RealEstateAgent schema, and third-party corroboration.
